Services for developers

Since 1981, I have had experience of working directly for the large ‘nationals’ (plc property developers) both as an employee and also on a freelance basis. Additionally, I have spent many years working for small to medium sized developers, providing services on a fee basis. Listed below are examples of the types of project that I have direct experience of, together with the duties undertaken shown alongside in brackets:

  • Large multi-unit, mixed tenure, housing developments upwards of 70 units (QS)

  • As above but including flats up to four storeys (QS)

  • As above but in high-rise RC frame with basement and podium construction upwards of 150 units (QS)

  • Medium sized, mixed tenure developments up to 40 units (QS)

  • Smaller private bespoke developments up to 10 units (QS, Contract Administrator, Main contractor)

  • Single, very high specification, private dwellings between 7,500 f2 and 13,000 f2 including basement construction (QS, Contract Administrator, Main contractor)

  • Residential and commercial refurbishment and conversion contracts (QS, Contract Administrator, Main contractor)

Typically I will be involved at a variety of stages depending on the client and the nature of each project. This can start with the very earliest advice on potential build costs, through to detailed cost plan estimates for land acquisition and then on to coordinating the design process and discharging of planning conditions, dealing with new mains services, demolition, ground remediation, preparing subcontract tender enquiry packages, post-tender QS duties and working closely with the rest of the development team together with risk management, dealing with contractor insolvency and value engineering.
